In NSW your bond is held by NSW Fair Trading, not the agent. After the final inspection, you and your agent or landlord agree on the amount and lodge the claim through Rental Bonds Online.
If everyone agrees and the details are correct, the refund is usually paid within about two business days of the claim being accepted. If one side lodges a claim alone, the other side has 14 days to respond or dispute it. If nobody disputes it, Fair Trading pays the claim after 14 days.
Disputes that cannot be settled go to the NSW Civil and Administrative Tribunal (NCAT). The ingoing condition report is the reference point, so keep your copy and take dated photos when you move out.
